The building itself has a story. The site dates back to 1925, when it was known as The King Cole Hotel. During World War II, it served as a military hospital. Later on, it became the Miami Heart Institute and remained in operation until 2004. Instead of tearing everything down, the project was reimagined through an adaptive reuse approach—turning what used to be a medical campus into a high-end residential community.
Working with Lissoni Associati from Milan, Stantec helped transform six former hospital buildings into a refined, thoughtfully designed residential development. The redesign broke up the original large structure into smaller, distinct building forms, creating a look that feels more welcoming and neighborhood-friendly—almost like a modern Italian hill town, with more texture, variety, and warmth in both the exterior and shared spaces.
Today, The Ritz-Carlton Residences stands as one of South Florida’s largest adaptive reuse projects, bringing new life to a once-outdated campus and turning it into a luxury condo development with standout amenities and easy access to the energy of South Beach.
